Community Housing Development Organization (CHDO) for the City of Danville
As a Community Housing Development Organization for the City of Danville, Telamon purchases and rehabilitates houses within targeted neighborhoods. The completed properties are sold to low to moderate income, and first-time homebuyers with incomes no higher than 80% of area’s median income.
Homes within the federal targeted distressed area can be purchased by previous homeowners if they do not have ownership in a home at that time. Affordable mortgages and down payment and closing cost assistance are available for eligible applicants.
Community Housing Development Organization (CHDO) for Pittsylvania County
Telamon is developing eight single-family new construction homes in Pittsylvania County for low to moderate income families through the Affordable Housing Program (AHPP) at the Department of Housing and Community Development. These certified Earthcraft homes will be constructed near Chatham, Virginia area.
HOME Ownership Downpayment Assistance Program
Funds are available to income eligible first-time homebuyers for down payment and closing cost assistance. A deferred grant is available, where funds are forgiven if the applicant lives in the house for the affordability period and does not refinance the property. Other limitations apply.
The allocation is available to those who want to reside within a seven-county, two-city service area including the Counties of Brunswick, Franklin, Halifax, Henry, Mecklenburg, Patrick, and Pittsylvania and the Cities of Danville and Martinsville.
These funds are provided by the Department of Housing and Community Development and the City of Danville.
Homeownership Counseling
Counseling services are available to assist residents who wish to purchase a home in the Counties of Brunswick, Franklin, Halifax, Henry, Mecklenburg, Patrick, and Pittsylvania and the Cities of Danville and Martinsville.
Funding is made available by Virginia Housing Development Authority and the City of Danville.
Foreclosure Intervention Counseling
The Gretna office offers Foreclosure Intervention Counseling to residents of Pittsylvania, Henry, and Halifax Counties and the cities of Danville and Martinsville. The service is offered to anyone that is delinquent or at risk of becoming delinquent on a mortgage. The Foreclosure Intervention Counselor acts as a liaison between the homeowner and the lender to assist in negotiating affordable repayment terms for the homeowner.
These services are funded by the Virginia Housing Development Authority.
Weatherization
The Weatherization Program provides funds for the installation of materials and/or provision of services to a home that will increase energy efficiency, reduce energy bills, and help ensure the health and safety of the occupants. Weatherization program work is prioritized according to work activities that result in the highest ratio of savings to investment. To meet the eligibility criteria, applicants' income must be at or below 60 percent of the area’s median income.
Funded by the Virginia Department of Housing and Community Development.
Crisis Assistance
Crisis assistance is available for residents of Brunswick and Mecklenburg Counties who need assistance with home heating replacement or repair.
The program utilizes funds from the Virginia Department of Social Services.
Emergency Home Repair
Emergency home repair is available for Brunswick and Mecklenburg County residents enrolled in the Weatherization program. The emergency home repair funds pay for the installation of new roofs and siding.In order to qualify for this phase of weatherization, the applicants' income must be at or below 60 percent of the area’s median income.
On-Farm Housing Grant
This program provides assistance to eligible farmers and growers to repair and upgrade their existing farm labor housing through a grant of up to $7,500 (half of a total actual qualifying expenditure of up to $15,000).. Repairs and upgrades are limited to improvements that have a direct impact on the safety and health of farmworkers. These may include: structural repairs, doors, windows, and screens, bathrooms and kitchens, plumbing systems, electrical work, heating and air, appliances, beds and mattresses, storage lockers, fire extinguishers and alarms, first aid kits, and covered trash containers.
